Basically the concept is, he sells a shitty house to you, and while he's still around, the house actually looked nice enough. When he's gone, all that's left for you is a shitty house.

Why John? Because John Smith is a generic name. Was going with Matt but changed my mind.

It basically just make running 1 Sanctuary consistent, a boon for Sanctuary-focused build. The second effect is made so Sanctuary isn't a complete ass on the field, and keeping 1500 ATK monster on the field for a +1 every turn sounds balanced enough. Last effect was just because I'm too lazy to write that his effect cannot stack with multiple copies.

He's a +2 to Summon (including the stupid Sanctuary) if you have a dead Fairy and he's infinitely better than Terraforming. He seems kind of top-heavy, since he's dependent on other, Sanctuary-triggered effects and a stocked Graveyard to be useful, but if you draw Honest the game is basically over. Hard to say.
